Damp on the two kitchen-side walls is coming from the neighbouring bathroom wall, not from outside — the patch is at skirting height and dry above 3 ft. Needs treatment before painting or it will surface again. Painted area measures 3,180 sq.ft including ceilings. All three painters asked to price the damp treatment as a separate line so the base figure stays comparable.

Wall is 7 ft 2 in, not the 7 ft the customer estimated, and the ceiling is 10 ft 1 in — so the loft is a full 2 ft 6 in, taller than assumed. Her existing ply covers the carcass but not the loft shutters. Skirting runs behind the wardrobe line and will need cutting. All three vendors have been told to quote on 7 ft 2 in with the loft included.
